Airbnb: Q&A

After you change your Airbnb password, revoke Rezdy from your Airbnb Host account, sign out of Airbnb, and then re-add Airbnb to your Rezdy account. Resetting your password enables the connection so you can reconnect to Rezdy as soon as possible.

No. You can only connect one Airbnb Host account to one Rezdy account.

No. You can only connect one Airbnb Host account to one Rezdy account.

No. You must manually revoke Rezdy's access in your Airbnb Host account to disconnect.

Follow the steps in the 'Revoke Access' article to disconnect your Rezdy account.

Make sure your Airbnb activity meets these requirements:

• Activity type set to Experience.
• Booking type set to Public Group Only or Private Group Only.
• Pricing set to Per Person.

Update these settings in your Airbnb Host account, then try mapping again.

Rezdy sends a message to Airbnb to change the source of truth back to Airbnb. This change allows you to manage the calendar directly in Airbnb. Airbnb stops sending bookings to Rezdy for that product.

No. You must manually update your Airbnb activity content in the Host account.

No. Before mapping, you must create the listing or activity directly in your Airbnb Host account.

Airbnb classifies an experience as 'original' when it meets high-quality standards, and the Airbnb team helped design or develop it.

The integration only captures the lead customer's first and last names in the booking.

Airbnb supports minimum notice periods only in the following increments: 1 hour, 2 hours, 3 hours, 4 hours, 6 hours, 8 hours, 12 hours, 18 hours, 1 day, 2 days, 3 days, 4 days, 5 days, 6 days, 7 days. If you set a value in Rezdy that doesn't match one of these increments, Rezdy selects the next highest supported value and syncs it with Airbnb. However, if you set a value greater than 10080 minutes (7 days), Rezdy defaults it to 7 days.

Yes. You can manage any activity that isn't connected to Rezdy directly in Airbnb.

No. Once you map your product, Airbnb locks the timeslots and prevents edits. A banner indicates that you can't modify availability directly.

For Private Group experiences, Airbnb supports a maximum of 10 seats. If your Rezdy session has more than 10 seats available, Rezdy syncs only 10 to Airbnb. For Public Group experiences, Rezdy syncs your remaining seats exactly as they appear in your Rezdy calendar.

Airbnb only accepts session start times in 5-minute increments. Before sending availability to Airbnb, Rezdy checks each session start time and excludes any that don't meet this requirement — so those sessions won't appear on Airbnb. Start times like 12:05 pm, 1:50 pm, and 3:00 pm are accepted. Start times like 1:31 pm, 1:42 pm, or 2:13 pm are rejected.

Yes — when the Price Sync toggle is ON. Rezdy supports price sync to Airbnb for Adult, Child, and Infant price options, as well as product-level pricing. Any price change you make in Rezdy automatically syncs to Airbnb.

Rezdy uses Price Option Mapping if you have configured it for Airbnb in your Rezdy account. If no mapping is configured, Rezdy checks whether the price option label contains the words Adult, Child, or Infant and syncs to the corresponding Airbnb price option.

Yes — Rezdy always syncs prices to Airbnb as tax-inclusive. If your product uses tax-exclusive pricing, Rezdy rebuilds the price to include tax before syncing.

Either Price Sync toggle is OFF, or your Rezdy product uses any of the following, which is unsupported for this integration:

• Per item pricing.
• A price option where the number of seats used is greater than 1, and the label does not contain Adult, Child, or Infant.
• Group Per Person or Group Total pricing.
• A tax configured as a fee per order.

If your product uses any of these, manage prices directly in your Airbnb Host account.

Yes — when the Price Sync toggle is ON, updating the price at the product level in Rezdy automatically updates the activity listing price in Airbnb.

The Price Sync toggle controls whether Rezdy sends price values to Airbnb. When the toggle is ON, Rezdy automatically syncs your Rezdy prices to the matching Airbnb price options. When the toggle is OFF, Rezdy continues to sync availability only — you need to manage pricing directly in your Airbnb Host account.

Yes — partially. If you have saved a price option mapping in the Pricing tab, Rezdy still uses that mapping when processing bookings. It directs each booking's price option to the matched Airbnb price option, but the price value itself is not synced. You need to continue managing pricing directly in your Airbnb Host account.

No. Whilst the Price Sync toggle can be turned on, you will not be able to select a price option to map to in the Pricing tab. Availability continues to sync and your product stays bookable — Rezdy simply does not send a price to Airbnb for unsupported price options.

Only published activities with LISTED status can be bookable. Check the status of your listing or activity in your Airbnb Host account.

No. You cannot prioritise services on Airbnb.

Yes, although we are not aware of the ranking logic.

Airbnb supports per-person pricing with Adult, Child, Infant, or Everyone. If you use custom labels in Rezdy, Airbnb tries to map them based on these keywords.

Airbnb only allows bookings for published activities with LISTED status. Check your activity's status in your Airbnb Host account.

Past bookings won't carry over because the integration uses newly created company accounts. You must manually manage changes or cancellations for older Airbnb bookings.

No. You must cancel the booking manually using your Airbnb Host account.

Rezdy receives only the customer's first and last name.

No. Airbnb doesn't use a cart system. Airbnb offers Experiences after the guest completes their accommodation booking.

No, not currently. Airbnb may change this in the future, but it doesn't offer that option today.

When a customer messages you through the Airbnb app, Rezdy notifies you via the notification bell in the top right of your Rezdy account. You can view a snapshot of the message there. To read it in full or reply, click the hyperlink — this takes you to your Airbnb Host account where you can respond.

The field shows the tax-exclusive price and the net amount Airbnb owes the operator for the booking.

Yes and no. Rezdy displays the guest's paid price and the net amount Airbnb owes you in the reseller comments field. However, Rezdy does not adjust the total booking amount itself — the system determines this value by the price set in your calendar at the time of booking.

Rezdy syncs real-time availability and pricing to Airbnb. When a guest books through Airbnb, the system automatically creates the booking in Rezdy.

If Airbnb amends the booking it originally created, the booking in Rezdy updates with the latest information it provides. This means any prior changes and comments are replaced.

Yes. Airbnb sends all customer confirmation emails. Rezdy does not send customer emails for Airbnb bookings.

Yes. Rezdy and Airbnb both send confirmation emails to operators.

No. Customers do not receive automated Rezdy emails for Airbnb bookings. You can, however, set up and enable automated emails for each activity in your Airbnb Host account.

Rezdy notifies you via the notification bell icon in the top right of your Rezdy account. From there, you can view a snapshot of the message. To read it in full or reply to the customer, click the hyperlink — this takes you directly to your Airbnb Host account, where you can respond.

Yes. Once an order is confirmed, Rezdy sends the barcode to the customer as an image via the Airbnb app. Per-order, per-participant, and custom barcodes are all supported and delivered automatically.

You can reauthorise Rezdy's connection to your Airbnb Host account to restore notifications. To do this:

1. In Rezdy, go to your Airbnb channel.
2. Click the down arrow next to Manage Agent.
3. Select Re-authorise and follow the prompts.

Operators should contact Airbnb through Customer Support. They can visit the Help Centre and click the Contact Us button at the bottom of the page to reach Airbnb directly.
